What to Expect in 2026

If you have been wondering whether now is the right time to sell, or what it actually takes to get your house ready, or how much you are going to walk away with at closing, you are in the right place.

We are Mandy and Michelle. We are Tandem, a real estate team serving Savannah and Coastal Georgia. Listings are a big part of what we do, and we wanted to put together the real, no-fluff guide to selling here. Not the version where everything is rosy. The version where we tell you what we actually tell our clients at the kitchen table.

The honest truth about timing

You have probably heard the market is shifting approximately 4,000 times in the last few years. Real talk: the market is always shifting. The question is not whether the market is perfect. The question is whether selling fits your life right now.

People sell because they are moving for work. Because the family is growing. Because the family got smaller. Because the stairs got harder. Because they want to be closer to the grandkids. Because they got a great job opportunity. None of those reasons wait for the perfect market.

Here is what is true about Coastal Georgia in spring 2026:

  • Median sale prices in the Savannah area are sitting around $330,000 to $350,000, roughly 19 percent below the national average
  • Average days on market has stretched compared to the frenzy years, with homes in most of our markets selling in 60 to 95 days
  • Year-over-year price movement has been roughly flat across most of our area, with Pooler being a notable exception (up 7 to 13 percent depending on source)
  • Statewide, the sale-to-list ratio is sitting around 96 percent

What that tells us is that well-priced, well-prepared homes are still moving. The homes that sit are the ones that were priced wrong, presented poorly, or marketed lazily.

We can control all three of those things.

Step one: get a real valuation, not a Zillow estimate

We are going to say this gently but firmly. Zestimates are not accurate, especially in our market. The algorithm does not know that your neighbor’s house had a flooded crawlspace, or that your kitchen was just redone, or that the lot across the street just sold to a builder.

A real valuation comes from someone who has walked your house, knows your neighborhood, and is pulling actual recent comparable sales. We do this for free. You are not signing anything by having us come look. You are just gathering the information you need to make a real decision.

Step two: understand what you will actually walk away with

This is where so many sellers get blindsided. The sale price is not the take-home number.

You will have:

A real estate commission, which is now negotiated separately between the listing side and the buyer side. We will walk through this in detail.

Closing costs, which in Georgia typically include things like the title fee, recording fees, and possibly transfer taxes.

Any concessions you may agree to give the buyer.

Your remaining mortgage payoff, which is not always what your statement says since interest accrues daily.

Any prep, repair, or staging costs.

A good listing consultation will include a net sheet. That is a document that shows you, at a given list price, what your estimated proceeds will be at closing. We bring this to every listing appointment. If your agent does not, ask for it.

Step three: prepare the house

There is a sweet spot here. You do not need to renovate. You do need to present.

What actually moves the needle:

Declutter. Hard. We are talking surfaces almost entirely clear, closets half-empty, personal items minimized. Buyers need to picture themselves living there, and that is hard to do when they are looking at your life.

Deep clean. Hire it out if you can. There is a difference between regular clean and listing clean.

Paint. If your walls are a strong color, neutral paint will pay for itself many times over.

Curb appeal. The first photo a buyer sees online is usually the front of the house. Pressure wash. Mulch the beds. Trim the bushes. New welcome mat. Done.

Small repairs. The loose handle, the running toilet, the burnt out lightbulbs. None of these are big problems, but they pile up in a buyer’s brain and erode their confidence.

Staging. We are not saying you need to rent furniture. We are saying we will walk through every room with you and tell you what stays, what goes, and what needs to move. Sometimes we bring in a stager. Sometimes we just rearrange what you already have.

Step four: the photos and marketing

This is where we get particular and we are not sorry about it.

Professional photography is non-negotiable. So is drone footage for the right properties. So is a thoughtful video walk-through. So is staging the listing across the platforms where your buyer actually lives, which in 2026 means Instagram, TikTok, Zillow, and the MLS all at once.

If you scroll through Zillow for ten minutes, you will see the difference. Some listings make you stop and click. Others you scroll right past. The houses that get the most showings are not always the prettiest houses. They are the ones with the best photos and the smartest marketing.

We do this in house, with people we trust, and we treat your listing like the only listing we have.

Step five: pricing strategy

Here is the thing about pricing. The market does not care what you paid, what you owe, or what you need to net. The market only cares what a buyer is willing to pay today.

We will give you our honest opinion on list price, backed by comps. Sometimes that is higher than you expected. Sometimes it is lower. We will tell you the truth either way.

The worst thing you can do is overprice. An overpriced listing sits. The longer it sits, the more buyers assume something is wrong with it. Then you start chasing the market down with price reductions, and you end up netting less than if you had priced it right out of the gate.

This matters especially in the current market, where homes are taking 60 to 95 days to sell on average. The first two weeks are your highest-traffic window, and you only get one shot at them. Price right out of the gate or pay for it later.

Step six: showings, offers, negotiation

Once the listing is live, showings start. We will coordinate everything. We ask for feedback from every showing agent. We track which homes are competing with yours. We watch the activity carefully in the first two weeks because that is when you typically see your most motivated buyers.

When offers come in, we present every one of them with a side-by-side comparison. Not just price, but contingencies, closing date, financing strength, and any unusual terms. The highest price is not always the best offer. A cash buyer with no contingencies at slightly less money is often a stronger choice than a financed buyer at full price.

We negotiate hard, but kind. We have never lost a deal because we were rude. We have won plenty because we treated the other side with respect.

Step seven: under contract, then closing

Once you are under contract, the buyer typically has an inspection period. They will come back with a request. Almost always. That is normal. Our job is to advise you on which requests are reasonable, which are negotiation tactics, and where to hold the line.

The appraisal comes next, then the buyer’s financing is finalized. We will be checking in with the lender weekly. Sometimes daily near the end. Things move fast, and we want zero surprises.

Closing day, you sign, you hand over the keys, you go celebrate. We probably hug you. We always do.

The numbers conversation

We promised real talk, so here it is. Selling a home is not a get-rich moment. It is a transaction with costs. What you net depends on your sale price, your remaining mortgage, your equity, the market, and your willingness to invest in prep.

That said, this is also one of the largest financial moves you will make. Doing it well versus doing it poorly can mean tens of thousands of dollars in difference. Maybe more. We have seen sellers leave money on the table because they went with the agent who promised the highest list price, or skipped prep, or accepted the first offer without negotiation.

We will not be that team. We will be honest with you, even when it is not what you want to hear. Especially then.
